What to Expect During a Professional Deck Build

A Step-by-Step Guide from Estimate to Final Walkthrough

If you have never built a deck before, the process can feel uncertain. How long does it take? What happens at each stage? Who handles the permits? When do you need to make decisions? Our deck installation process follows the same proven sequence on every project, and understanding it upfront removes the guesswork and helps you plan around the timeline.

We have been building decks across Austin for over 13 years, and our process has been refined through hundreds of projects. This guide walks through every stage so you know exactly what to expect from the first phone call to the final walkthrough.

Stage 1: The Estimate Visit

Every project starts with a free on-site estimate. We come to your property, walk the area where the deck will go, and discuss what you want. During the visit, we measure the area, check the yard’s grade and slope, identify any obstacles like trees or utility lines, evaluate how the deck will connect to your home, and assess the soil conditions for footing planning. We bring material samples so you can see and compare options in the context of your home. For full details on what the estimate includes, see our free deck estimate page.

After the visit, you receive a detailed written quote that includes material specifications, the project timeline, permit coordination details, and the total cost. There are no hidden fees. The quote is yours to keep, whether you move forward immediately, wait, or get other quotes for comparison.

Stage 2: Design Finalization

Once you decide to move forward, we will finalize the design. This includes confirming the exact layout and dimensions, locking in the material selection and color, specifying the railing type and style, and determining any additional features such as built-in seating, pergola integration, or stair placement. If your neighborhood has an HOA, we prepare the architectural submission and factor the review timeline into the schedule.

For custom deck projects with complex layouts or multiple features, this stage may involve a few rounds of revision before the plan is locked. For straightforward builds, finalization is quick and typically happens within a few days of signing the agreement. Most homeowners have a clear vision by this point, and finalizing is simply about confirming details.

Stage 3: Permitting

We coordinate all permits through trusted partners. The permit process requires a site plan and structural drawings that we prepare based on the finalized design. We submit the application, track processing, and schedule inspections. Permit processing times vary by jurisdiction and season. The City of Austin typically takes one to three weeks. Surrounding cities like Round Rock, Cedar Park, and Georgetown have their own timelines. We account for this in the project schedule we quote.

Stage 4: Material Ordering and Scheduling

With permits in process, we order materials and schedule the construction start date. Most decking materials are readily available, but some composite colors and specialty items may require lead time. We coordinate delivery timing so materials arrive shortly before construction begins, rather than sitting exposed on your property for weeks. If any lead time issues affect the schedule, we communicate them immediately.

Stage 5: Construction

Footing Installation

Construction begins with footings. We excavate footing holes to the depth specified in the approved plans, which is based on our soil assessment for your specific property. In Austin, expansive clay soil typically requires deeper footings than the minimum code requires. Once the holes are dug, we schedule the footing inspection before pouring concrete. After the concrete cures, we set the posts. More on why this step matters in our guide on deck footing and Austin soil.

Framing

After posts are set and concrete has cured, the framing goes up. This includes beams, joists, and the ledger board connection to the house. The framing is the structural skeleton of the deck and determines how the finished surface feels underfoot. We use pressure-treated lumber rated for ground contact and follow the joist spacing specified in the structural plans. On elevated builds, lateral bracing is added at this stage.

Decking, Railings, and Finishing

With the frame complete, composite or wood decking boards are installed using the appropriate fastener system. Hidden fasteners create a clean, screw-free surface on composite decks. Railings go up next, followed by stairs and any additional features. For wood decks, we apply the initial protective stain as the final construction step.

Stage 6: Final Inspection and Walkthrough

After construction is complete, we schedule the final inspection with the building department. The inspector verifies that the build matches the approved plans and meets code. Once the inspection passes, we do a final walkthrough with you. We go over every aspect of the finished deck, point out any care and maintenance considerations, and make sure you are satisfied with the result before we consider the project complete.

Frequently Asked Questions

How long does a deck build take from start to finish?

The full timeline from first estimate to completed project typically runs four to eight weeks. Construction itself takes one to three weeks, depending on deck size and complexity. The remaining time covers design finalization, material ordering, permit processing, and scheduling.

We visit your property, walk the space, measure the area, assess soil conditions, discuss design goals and material preferences, and provide a detailed written quote. The visit typically takes 30 to 60 minutes.

You do not need to be home every day, but we recommend being available for the start of the project and the final walkthrough. We communicate progress throughout and contact you if any decisions are needed during construction.

Some yard disturbance is normal during construction, particularly around the footing locations and material staging area. We minimize impact and clean up after the project. Any areas disturbed by footing excavation are restored to grade after concrete is poured.

Unforeseen conditions such as unexpected rock, deeper clay than anticipated, or hidden structural issues in the house are possible. If anything affects the scope or cost, we communicate it immediately and get your approval before proceeding with any changes.

Yes. We coordinate all permits and inspections through trusted partners. You do not handle the paperwork, submissions, or inspection scheduling. This is included in every project.
